What Should You Ask Your Construction Company?

Choosing the right partner is one of the most important decisions you’ll make when embarking on a construction project.

The success of your project hinges on the expertise, reliability and communication skills of your chosen contractors.

We’ve compiled six questions you need to ask your construction company before you get the ball rolling.

"Can You Tell Me About Your Experience With Similar Projects?"

Reputable builders contractors should have a portfolio of completed projects similar in scope and style to yours. Ask for examples of their work and references from past clients.

"How Do You Ensure Compliance With Building Regulations and Industry Standards?"

Construction work must comply with building regulations and industry standards to ensure people’s health, safety and welfare in and around the building.

Ask your contractor about their process for ensuring compliance. Membership in professional organisations or trade associations indicates a commitment to best practices.

"What's Your Approach to Project Management and Communication?"

Clear communication and effective project management are key to a smooth construction process.

Ask about the project management structure, who your primary point of contact will be, and how often you’ll receive updates. Inquire about their process for addressing unexpected delays – which can be inevitable!

Ultimately, a transparent and well-defined process will minimise disruptions and keep your project on track.

"How Do You Prioritise Health, Safety, and the Environment on Your Projects?"

Contractors have a legal and ethical duty to ensure the health and safety of their employees and others affected by their work. This is primarily governed by the Health and Safety at Work etc. Act 1974.

Ask about their health and safety policies, risk assessments, and training provided to employees.

Additionally, inquire about their waste management plans and practices to minimise environmental impact.

"What Kind of Warranty or Guarantee Do You Offer on Your Work?"

A reputable building contractor should offer their own warranty or guarantee and any manufacturer warranties on materials used.

Ask about the specifics of their warranty, including what it covers, for how long, and the process for addressing any issues that may arise after the project is completed.

"What Insurance Coverage Do You Have?"

Proper insurance coverage is crucial for protecting both your project and your investment. Ask your building contractor about their insurance policies, which should include public liability insurance and employers’ liability insurance.

  • Public liability insurance covers any damage to your property or injuries to third parties caused by the construction work.

  • Employers’ liability insurance covers injuries or illnesses employees suffer on your project site.

Verify the coverage amounts and ensure that the policies are up to date.

"Can You Provide a Detailed, Itemised Estimate?"

Before signing any contracts, request a comprehensive, itemised estimate that breaks down all costs associated with your project, including materials, labour, permits and taxes.

A detailed estimate helps you understand exactly what you’re paying for and allows you to compare bids from different contractors more easily.

Be cautious of estimates that seem too low or lack detail, as they may indicate lower-quality work or potential hidden costs.

Ask your builder these questions, and you won’t go far wrong. However, ensure you get all the info out in the open during the initial stages of your construction project.
